FAQ – Pool Safety Inspections

Quick answers to the questions we’re asked most. If you can’t find what you need, just contact us.

How long does an inspection take?

Most homes take about 30–45 minutes, depending on pool size and access. Complex properties or multiple barriers take longer.

What do you check?

We assess the barrier against Queensland pool safety requirements: gate self-closing/self-latching, latch height & shielding, barrier heights and gaps, non-climbable zones (900 mm), boundary fences and CPR signage visibility. You receive a clear pass/fail with photos.

What if I don’t pass first time?

We’ll provide a simple action list with photos. Most fixes are minor (hinge tension, latch alignment, clearing climbables). After you complete them, book a Re-Inspection and we’ll close out the items.

When will I receive the certificate?

After a pass, we issue your Form 23 promptly. If you have a deadline, choose a Priority Inspection and tell us your timeframes.

How should I prepare?

Test the gate (self-close/self-latch), confirm latch height & shielding, clear the 900 mm non-climbable zone, ensure CPR signage is visible and legible, and provide clear access to boundary fences. Ask for our pre-inspection checklist.

Do you work with real estate agents and property managers?

Yes. We coordinate access, provide succinct results and can send the certificate directly to your agent or PM on request.

Which areas do you service?

Across Cairns and the Northern Beaches including Smithfield, Trinity Beach, Palm Cove, Kewarra Beach, Clifton Beach, Edge Hill, Whitfield, Freshwater, Redlynch, Edmonton, Gordonvale and more. See the full list on our Service Areas page.

How much does it cost?

See transparent pricing for Standard, Priority and Re-Inspections on our Pricing page. Multi-pool and portfolio quotes available.

Can you advise before I renovate or build a new barrier?

Absolutely. Book a compliance consult so we can help you avoid redesigns and pass first time.

Are you licensed and insured?

Yes — QBCC licensed and fully insured. Licence details are shown in the footer of each page.

Pool Safety FAQs (Cairns & Queensland)

Clear answers about inspections, certificates, costs and timelines—so you can pass first time and avoid delays.

General & Compliance

What does a pool safety inspection cover?

Barrier heights and gaps, non-climbable zones, gate self-closing/self-latching, latch height and shielding, boundary fence interactions, CPR signage visibility, and site specifics like doors/windows adjoining the pool area.

How long does an inspection take?

Usually 30–45 minutes, depending on pool size and access. We confirm any special considerations at booking.

What is a Form 23 certificate?

It’s the official Queensland certificate confirming your pool barrier complied at the time of inspection. You typically need it for sale or rental.

How long is the certificate valid?

Validity depends on context (sale or lease). If in doubt, ask and we’ll advise based on your situation and timeline.

Do you update the pool register?

We can handle register updates where required and supply copies to your stakeholders.

Preparing & Passing

How do I prepare to pass first time?

Ensure the gate self-closes and latches from all positions, confirm latch height/shielding, remove climbables within 900 mm of the barrier, install visible CPR signage, and check barrier heights at steps/retaining walls.

Common reasons pools fail?

Gate not self-closing, low or accessible latch, climbables in the 900 mm zone, insufficient heights at steps/retaining walls, gaps under gates, and missing/obscured CPR signage.

What happens if I fail?

You’ll receive a clear action list with photos and we’ll return for a re-inspection. Most fixes are simple and inexpensive.

Do I need to be home?

We need safe access to the pool area. If you can’t attend, arrange access and we’ll communicate outcomes via phone/email.

Sale, Lease & Agents

When should sellers book?

Early. It avoids settlement delays and allows time for simple fixes if required.

Can you send docs to my conveyancer or PM?

Yes—on request we share Form 23 and any notes directly with your nominated contact.

Do landlords need a certificate before tenants move in?

Yes. A valid certificate is generally required for a new tenancy in Queensland.

Pricing & Timing

How much does it cost?

See our pricing page for current packages. Re-inspection and priority options are available.

Can you do urgent inspections?

Often yes—choose a priority booking and tell us your deadline.

Do you charge travel for outer suburbs?

Standard suburbs are included; extended travel may incur a small fee. Ask when booking.

Technical & Site Specifics

My yard slopes—does that affect heights?

Yes. We measure consistently along slopes and step-downs to ensure the barrier maintains compliant height.

Are glass, metal and timber all okay?

Yes, provided they meet requirements for height, gaps and climbability.

What about doors or windows facing the pool?

These can interact with the barrier. We’ll check their configuration as part of the inspection.

Still unsure?

Send your question and we’ll point you to the fastest path to compliance.
